Demolition and Tear-Downs in Glen Carbon, IL

Glen Carbon was a coal village long before it filled with subdivisions, and its yards still hold garages, sheds and decks from every decade in between. Jon takes down the ones that have had their day, loads the debris into 3D's dump truck and leaves the ground graded so you can use it again.

Demolition in Glen Carbon

From coal village to subdivisions

The village took its name from the coal under it. The Madison Coal Corporation helped found Glen Carbon, which incorporated in 1892, and mines operated here until 1958. Since then it has filled in with houses, growing from about 10,400 people in 2000 to more than 13,800 in 2020.

That mix shapes the tear-down work. Near the old village center there are detached garages and sheds that are leaning, rotted or too narrow for a modern car. Out in the newer subdivisions it is more often a deck gone soft, a worn-out playset or an above-ground pool nobody swims in now.

The usual call: a tired garage at the back of the lot

The single most common job here is one detached garage or a big shed at the back of the yard. Jon looks at what it is built from, whether it stands on a slab or on blocks, and how a machine can reach it without crossing the neighbor's lawn.

The walls and roof come down, the pieces go straight into the truck, and the slab and footings follow if you want them gone. Nothing is stacked at the curb waiting for a second company. The garage and shed demolition cost guide explains what moves the price up or down.

Ravines, a creek and sloped back yards

Glen Carbon is not flat. Judys Branch runs west through the village just south of its center, and the land drops toward it through wooded draws and ravines. A lot of back yards here tip toward one of them.

That matters once a building is gone. A garage on a slope was usually built up on its low side, so pulling the slab leaves a step in the yard. The low side is filled and the ground is shaped so rain runs where it ran before, not toward your house or the one below. If water was already a problem there, yard drainage in Glen Carbon can be handled on the same trip.

Old mines below, buried lines above

The county historical society notes that nearly every community above the bluffs in Madison County once had a coal industry, and Glen Carbon grew up around the Madison No. 2 mine. That coal lies far deeper than any garage footing, so it rarely affects a tear-down. It is still worth mentioning if the ground under a building has dropped.

The shallow hazards are the ones that matter on the day. Have the utility shut off and disconnect gas, power and water to the building first. JULIE is notified before anything is dug so buried lines get marked, and Illinois law asks for at least two working days of notice. Point out any line a past owner ran to the garage on his own.

The village, permits and asbestos

Glen Carbon is a village with its own building and zoning rules. Call the Village of Glen Carbon before a date is fixed and ask what your tear-down needs. A small shed may need nothing at all, and a garage with power to it can be a different answer.

3D takes down sheds, garages, decks, carports, barns and pools. It does not do houses that need asbestos abatement. Older roof shingles, siding and floor tile can contain it, and Jon will tell you on the first visit if that is what he sees, not after the walls are down.

What is left when the last load leaves

When the truck pulls out for the last time, the spot is filled and graded. You can seed it, fence it or build on it. If it is turning into a parking pad, gravel driveways in Glen Carbon covers the rock, and if brush and small trees grew up around the old building, land clearing in Glen Carbon takes those out too.

Jon gives one free figure with the hauling already in it. A photo of the building and the way in from the street helps. The other work 3D does around the village is on the Glen Carbon excavating page.

Questions about this work

Questions people ask

Not seeing yours? Call (217) 710-0606 and ask Jon, or read the guides.

Do I need a permit to tear down a garage in Glen Carbon?

Ask the Village of Glen Carbon before a date is set, because the answer can depend on the size of the building and whether it has power. Have the utility disconnect any service first. JULIE is called before digging so the buried lines are marked.

Can you reach a garage behind a fenced back yard?

Usually. A skid steer fits through a much narrower gap than an excavator, and a fence section can sometimes come off for the day. Tell Jon the narrowest point between the street and the building, or send a photo of it.

Will you take the slab out as well?

Yes, if you want it gone. The slab and footings are broken out, loaded with the rest of the debris and hauled away. The hole is filled and graded. If something new will stand on the same spot, say so up front.

Do you demolish houses in Glen Carbon?

3D's demolition work is garages, sheds, barns, decks, carports and pools. Houses that need asbestos abatement are outside what 3D takes on, and you will hear that on the first visit rather than partway through the job.

My yard slopes toward a ravine. Will it be left level?

It will be left graded to match the fall of the land, which is better than dead level on a slope. The low side where the slab sat is filled, and water is sent the way it naturally wants to go, away from the house.
