Site Prep in Decatur, IL

Site Prep Around Decatur

Delays on a build often start in the dirt. The pad is at the wrong height, the footing trench caves in after rain, or the concrete crew turns up to a site that is not ready. Each of those costs days. People building in and around Decatur call us so the ground work is finished and right when the next trade arrives.

We start with the plans or a clear idea of what is going up. Topsoil is stripped from the footprint. The pad is cut down or built up to grade, packed in layers, and stoned where the slab will sit. Footings are dug to the lines and depths given. Water gets a way off the pad before we call the site ready.

The site you get back is level, firm and drained. Spoil is hauled off or spread where you asked. The builder can set forms the same week.

For how we approach every job, see our excavation and site prep page. Call or text Jon with a photo of the lot and what you plan to build, and he will come back with a free quote.

Site Prep in Decatur: What to Know

Site preparation around Lake Decatur and the Sangamon

Decatur is the seat of Macon County, and it sits along the Sangamon River and Lake Decatur. The lake is a reservoir, formed in 1923 when the Sangamon was dammed. Lots near the water and along the river valley tend to slope, and some hold wet ground low down.

On a sloped lot the pad is usually a cut and fill. Dirt comes off the high side and goes in on the low side, packed as it goes. That balance keeps hauling down. We work it out at quote stage so you know whether dirt will be coming in or going out.

Permits and timing in Decatur

Inside city limits, the City of Decatur Building Inspections division reviews building plans and issues the permits for new construction. Outside the city, ask Macon County what applies. Have the permit in hand, or at least applied for, before the site work is scheduled.

Tell us the date the concrete or framing crew is booked. We plan backward from it, leaving room for a wet week. Buried lines are marked through JULIE before we dig, which adds a short wait at the start of every job.

Business lots along the main roads

Interstate 72 and U.S. Routes 51 and 36 all serve Decatur, and business lots line many of the roads that feed them. A commercial site needs the same steps as a house pad at a larger scale. Topsoil off, grade cut, base packed and stone placed for parking and building pads.

Shops and pole barn pads out in the county are a regular call too. The pad is built a little above the yard so the building stays dry. For other work we do here, see excavating in Decatur.

How long does site prep take before we can build?

A house or shop pad is often a few days of machine work once the ground is dry. A larger lot takes longer. Rain is the main thing that moves the schedule.

Who handles building permits in Decatur?

Inside the city, the Building Inspections division reviews plans and issues permits for new construction. Outside city limits, check with Macon County.

Will I need fill dirt brought in?

It depends on how the lot sits. A flat lot often needs fill to raise the pad. A sloped lot may balance out with cut from the high side. Jon will tell you which after seeing the site.

Do you prepare sites for pole barns and shops?

Yes. Shop and shed pads are a big part of our site work. The pad is cut, packed and stoned so the building sits level and dry.

How it goes

Four steps, no surprises

Tell us the job

Call, text or send the form. A photograph of the ground and the way in tells us more than a description does — width of the gate, where the truck can sit, what is in the way.

Jon prices it himself

Jon quotes every job on this site. You are not talking to a call centre and you are not getting a number from someone who has not looked at the ground.

The machines turn up

Excavator, dozer, skid steer or the truck — whatever the job actually needs, with an operator who has run it before.

It gets left clean

Spoil hauled off or graded back, whichever was agreed. The job is not done while there is a pile sat in your yard.
