Demolition in Litchfield

A railroad town on old Route 66

Litchfield was platted in 1853 as Huntsville and took its present name two years later. The railroad arrived in 1864, and US Route 66 later brought the motels and cafés that still mark the old road, among them the Ariston Café and the Sky View drive-in.

The town counted 7,330 people in 1960 and 6,605 in 2020. A town that has held steady instead of booming has a lot of old garages, sheds and outbuildings. It also has lots where the house is long gone but the garage and its slab are not.

Old garages and empty lots

The typical Litchfield call is a detached garage that is leaning, leaking or simply in the way. Sometimes it is a whole lot that has been cleared except for one outbuilding and the concrete under it.

Jon takes the building down, loads it and hauls it off, then breaks out the slab and footings. The ground is filled and graded so the lot can be mowed, sold or built on. The garage and shed demolition cost guide explains what goes into the figure. If the lot is going up for sale, a clean graded lot is far easier to show than one with a sagging garage on it.

Flat ground that holds water

Montgomery County is level prairie, and Litchfield drains east toward the West Fork of Shoal Creek. The Cowden soil series, which the USDA describes from a site in this county, is poorly drained with slow permeability on broad, nearly level ground. Rain does not hurry off it.

That makes the last step count. Pull a slab out of flat ground and leave a dip, and you have built a puddle. So the hole is filled a little proud of the yard around it and shaped to shed water, not collect it.

Out past town: barns and farm buildings

Around Litchfield the town gives way quickly to farm ground, and that is where the big buildings are. Old barns, cribs and implement sheds come down here, often with room for the truck to back right up to them. Montgomery County is mostly farm ground, so these buildings are often bigger than anything in town.

The barn demolition guide covers what that job involves. If fence rows and brush have grown up around a building nobody has used in years, land clearing in Litchfield can clear that ground at the same time.

Before the machines arrive

Ask the City of Litchfield what your tear-down needs before a date is set, and have the utility disconnect any power, gas or water to the building. JULIE is notified before any digging so buried lines are marked, with at least two working days of notice under Illinois law.

3D does garages, sheds, barns, carports, decks and pools. It does not do houses that need asbestos abatement. Old roofing and siding can contain asbestos, and Jon will say so when he looks rather than once the work has started.

Close to home for 3D

Litchfield is a short run west on Route 16 from Hillsboro, so the trucks are not crossing half the state to get there. Jon gives a free estimate with the hauling in it, and he prices the job himself. Route 16 runs straight through town as Union Avenue, so the dump truck has an easy way in and out.

If the cleared spot is going to be a drive or a parking pad, gravel driveways in Litchfield picks up from there. The other work 3D does in town is on the Litchfield excavating page.

What it includes

What that covers

  • Detached garages. Old garages on town lots taken down and hauled away with their slabs.
  • Barns and cribs. Farm buildings outside town pulled down, loaded and hauled off.
  • Sheds and carports. Storage sheds and carports removed and the spot graded.
  • Leftover slabs. Concrete left behind on empty lots broken out and the hole filled.

Litchfield and the towns nearby

Litchfield shares the county with Hillsboro, where 3D is based, and the same demolition work is done there. Demolition in Hillsboro covers the county seat and the farm ground around it. Farther south in the Metro East, demolition in Highland deals with older garages and rural outbuildings. Lots up by Lake Lou Yaeger, north of town, are on the same trip. Every town 3D reaches is listed on the service area page.

Questions people ask

Not seeing yours? Call (217) 710-0606 and ask Jon, or read the guides.

Do I need a permit to demolish a garage in Litchfield?

Ask the City of Litchfield before a date is set, since requirements vary with the size of the building and whether it has utilities. Have the utility disconnect service first. JULIE marks the buried lines before anything is dug.

Can you clear an empty lot that still has a garage and slab on it?

Yes. The garage comes down, the slab and footings are broken out, and everything is hauled away. The ground is filled and graded so the lot can be mowed, sold or built on.

Why does the grading matter so much on flat ground?

Litchfield sits on level, slow-draining prairie soil. A low spot left where a slab used to be will hold water for days. Filling it slightly high and shaping it to shed water stops that.

How far do you travel to Litchfield?

Not far. 3D is based in Hillsboro, about nine miles east on Route 16, and works across Montgomery County. Jon comes out and looks at the job before he gives a figure.
