Grading in Troy, IL

Grading Around Troy

Troy has grown a lot in recent decades, and plenty of the homes here sit on lots that were graded fast during the build. A few years on, the backfill around the foundation settles, downspouts dump into a low pocket, and water starts running the wrong way.

We fix the shape of the ground. Soil goes back up against the foundation where it has sunk. Low pockets are filled. A swale or gentle slope is cut so the water leaves the yard instead of collecting in it.

You end up with a yard that sheds water the way it should have from the start, and a surface ready to seed, sod or stone.

Troy is one of the Metro East towns we cover regularly. If your grading job also needs fill brought in or spoil taken away, the same crew does the hauling. More on excavating in Troy, and on our grading and dirt work in general.

Grading in Troy: What to Know

Grading for Troy's newer neighborhoods

Troy's population grew by about 16 percent between 2000 and 2010 and by nearly 11 percent the following decade. That growth came as new subdivisions, and newer lots often share drainage with the houses next door. A swale along the back line can carry water for several yards at once.

When that swale gets filled in by a patio, a fence or a load of mulch, water backs up. Part of a Troy grading job is often restoring a drainage path that was there when the lot was new. Talk to your neighbors before we start, since the water reaches them too.

Where Troy water goes

Most of Troy drains east into tributaries of Silver Creek, which runs south to the Kaskaskia River. The far west side drains toward Canteen Creek instead. Interstates 55 and 70 pass the west side of town, and US 40 runs along the south.

On the ground that means outlets matter. Water from your yard needs to reach a street, a ditch or a drainage easement without being dumped on a neighbor. We plan the grade around a real outlet, not just away from the house.

Permits and the Troy building office

The City of Troy's Building and Zoning Department handles building permits, inspections and the subdivision and zoning codes. Grading tied to new construction, a new garage or changes to a drainage easement may need their sign off.

Ask them first if you are unsure. For a new build, the lot is usually cleared, rough graded, then final graded after construction. See our site prep work for the digging side, and how to grade a yard for drainage for what a good finished slope looks like.

Why does my newer Troy home have water problems?

Backfill around new foundations settles over the first few years, and lot grading is sometimes rushed. The ground can end up pitched back toward the house.

Can you fix a backyard swale shared with neighbors?

Yes. We can reshape the swale so it carries water again. It helps to have the neighbors on board, since the swale serves their lots too.

What is rough grading for a new house in Troy?

Rough grading sets the overall shape and fall of the lot before and during the build. Final grading comes at the end, leaving the surface ready for seed or sod.

Can you grade and bring in fill on the same job?

Yes. Fill and topsoil are delivered by our own truck, and the grading is done by the same crew.

How it goes

Four steps, no surprises

Tell us the job

Call, text or send the form. A photograph of the ground and the way in tells us more than a description does — width of the gate, where the truck can sit, what is in the way.

Jon prices it himself

Jon quotes every job on this site. You are not talking to a call centre and you are not getting a number from someone who has not looked at the ground.

The machines turn up

Excavator, dozer, skid steer or the truck — whatever the job actually needs, with an operator who has run it before.

It gets left clean

Spoil hauled off or graded back, whichever was agreed. The job is not done while there is a pile sat in your yard.
