Yard Drainage · O'Fallon

Fixing Soggy Subdivision Yards in O'Fallon, IL

In O'Fallon's subdivisions, each lot was graded to pass water along a swale to the street or a common area. Years of fences, sheds, beds and settling later, many of those paths are blocked. The result is a backyard that squishes for days after rain. Jon reopens the route and reshapes the ground so it drains again.

Yard Drainage in O'Fallon

Lots designed to share water

O'Fallon grew from 21,910 people in 2000 to 32,289 in 2020, and most of that growth went into subdivisions. When a subdivision is built, the lots are graded as a set. Water from one yard is meant to cross the back of the next along a shallow swale until it reaches a street inlet or a detention area.

That design only works if every swale stays open. One raised bed, one shed on a block foundation or one fence with a tight bottom rail can stop the flow for every lot uphill of it.

Finding where the swale went

Jon starts by walking the line the water is supposed to take, often across more than one yard. Somewhere along it, the low channel has been filled, mulched over or crossed by something that blocks it.

The fix is to cut the swale back to a steady fall with the skid steer, shape the sides so they can be mowed, and seed or sod the bottom. Where the swale crosses the property line, it helps if the neighbour is part of the conversation. The guide to grading a yard for drainage shows the slope it needs.

Sump pumps and downspouts

Where a house has a basement, a sump pump that runs through every wet spell sends a lot of water onto the lawn. Pointed at the wrong spot, it simply cycles back toward the foundation.

A buried line takes the sump and downspout water under the yard to an outlet where it can spread out or join the swale. The pipe is laid with fall the whole way so nothing sits in it. Gutters and basement waterproofing are not 3D's work, but everything from the pipe outward is. Where the line ends matters as much as where it starts, so the outlet is placed with the neighbours' yards in mind.

Clay under a new-build yard

Under the sod in most Metro East subdivisions there is loess and clay, and building a house packs it down even harder. Topsoil is often thin after construction. Water reaches that dense layer and runs sideways or pools instead of soaking in.

Regrading here means more than smoothing the surface. Low spots are filled with good soil, the grade is set so it falls away from the house, and the yard is tied into the swale. The yard grading cost guide explains what changes the price. Good topsoil on top helps the new grass take hold.

Fences, permits and the base

The City of O'Fallon's Building and Inspections Division handles permits, and the city has an FAQ on fence placement. If a new fence is going along a drainage swale, read it and ask the city before posts go in. A fence that blocks the swale causes the next problem.

Rain here feeds a much bigger system. Scott Air Force Base, about five miles from the city, has worked with nearby communities on stormwater in the Silver Creek watershed, which drains about 126,000 acres. Every trench starts with a JULIE call to 811 at least two working days ahead.

Getting it priced

Jon quotes every drainage job himself, after seeing where the water comes from and where it can go. The quote is free. A photo or a short video from the last storm helps a lot. This is part of 3D's grading and dirt work service.

If a rotted deck is sitting in the wet spot, demolition in O'Fallon can take it out first. For everything else 3D does in town, see the O'Fallon excavating page. Mention whether the wet spot is in one yard or runs across several, because the fix may start a lot or two uphill. Soil brought in for the regrade is delivered in 3D's own truck and counted in the figure.

What it includes

What that covers

  • Blocked swales. Filled-in drainage paths cut back to a steady, mowable fall.
  • Sump discharge lines. Pump water piped under the yard instead of onto the lawn.
  • Soggy backyards. Low ground filled and regraded to tie into the swale.
  • Foundation grading. Settled soil beside the house built back up to fall away.
O'Fallon and nearby

O'Fallon and the towns nearby

Southwest of O'Fallon, yard drainage in Belleville is mostly older houses whose yards have settled toward the basement. North in Madison County, yard drainage in Maryville is a mix of old mining-town lots and newer subdivisions. The surrounding areas page lists the rest of the towns 3D covers. The clay is much the same across all three, but the way water moves through the lots is not.

Questions about this work

Questions people ask

Not seeing yours? Call (217) 710-0606 and ask Jon, or read the guides.

My backyard stays wet but the neighbours' do not. Why?

Often the swale that should carry water across the back of the lots has been blocked or filled downhill of you. Water backs up into the lowest yard. Reopening that path usually dries things out more than any drain in your yard alone.

Can you bury my sump pump discharge?

Yes. The sump line is tied into solid pipe run under the lawn with steady fall to an outlet clear of the house, often at the swale. Point out where the pump exits the wall when Jon looks.

Do I need a permit for drainage work in O'Fallon?

Small regrades and downspout lines usually do not, but it is worth asking the City of O'Fallon's Building and Inspections Division about anything that changes how water leaves the lot. If a fence is part of the plan, check the city's fence placement FAQ as well.

How do I get a quote?

Call or text (217) 710-0606, or email 3dexcavatinginc@gmail.com. Send a photo from the last storm if you have one. Jon walks the yard, finds where the water is getting stuck and gives one free figure.
